Responsibilities of the Real Estate Agent:
- Upload listing agreement and other listing documents into the transaction management platform;
- Contact all parties as needed via email and introduce my role in the transaction as your Transaction Coordinator;
- Prepare a full disclosure package including all required C.A.R. and broker forms/documents to be delivered via email or DocuSign directly to you and/or the seller(s);
When the listing enters Escrow:
- Thoroughly review the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information and upload into the transaction management platform;
- Supply the executed Purchase Agreement to all parties involved in the transaction;
- Coordinate the opening of escrow, obtain escrow number and request the Preliminaries
- Enter all contacts, timeline and documents into the transaction management platform
- Provide a timeline of all contractual tasks/contingencies to the seller(s) and cooperating parties;
- Monitor contractual timelines and send reminder emails to buyer’s agent;
- Provide a completed Seller disclosure package and deliver to the buyer's agent and monitor a timely return;
- Send copies of contractual reports to all parties as applicable
- Upload all documents, disclosures and reports into the transaction management platform as received throughout the transaction;
- Ensure that escrow has received all documents including the termite report, zone report, home warranty invoices, commission instructions and any other required documents as applicable;
- Monitor escrow time-frames for receipt of earnest money deposit and applicable reports;
- Make sure that all disclosures and reports have been provided and ensure that all signatures, initials and dates have been completed;
- Maintain necessary contact with all parties involved for status updates as well as items needing attention or that are outstanding;
Responsibilities of the Real Estate Agent:
- Review the Draft Escrow instructions and Net Sheet(s);
- Review the Preliminary Title Report;
- Schedule all appointments (termite, inspections, repair work, etc.) and review reports;
- Forward non-contractual reports to client and/or cooperating parties as applicable
- Complete and facilitate signatures on all contractual documents;
- Complete the Agent Visual Inspection;
- Negotiate any repairs or any contract modifications;
- Assist TC in forward ALL email communications to the platform CC email address as provided
